Am I required to make my property available to Section 8?
While not required, certain properties can benefit from allowing Section 8 tenants to apply. Government checks come in like clockwork. -
Are you licensed?
Yes. In order to manage real estate for a fee in Arkansas, a real estate firm is required to have a licensed Principal Broker. -
Can I reach you after hours?
While we aim to get all business done during business hours, property owners are always provided with the cell phone number of the property manager. -
Can you put the money directly into my account?
Yes. Most owners elect to have the rent proceeds directly deposited into their bank account. -
Do I get to see the lease or sign it?
The lease is between the management firm (as your agent) and the tenant. We work hard to shield you from unnecessary contact by the tenant. -
Do you sell real estate too?
Our primary business is the managing of residential rentals but we are members of the Northwest Arkansas Board of Realtors as well as the state and National Association of Realtors. We do represent buyers and sellers in real estate sales transactions. If you already have a Realtor that you like, we encourage you to continue to use your agent for your purchase and sales. We will take care of the rental. -
How and when do I get my checks?
Owner checks are processed on the 10th of every month or the first business day following the 10th. Owners that sign up for direct deposit typically receive their payments quicker than the mailing of a check. -
How is rent collection handled?
Most of our tenants pay rent online. Many, elect to have the rent autodrafted from their bank account. We also accept checks and money orders for rent. No cash is accepted. When rent is collected, it is immediately reported on the owner’s ledger. The property owner has 24-7 access to their ledger on our website through the owner portal. -
How long of a lease do you sign?
Typically, we like to do a 1 year lease with a new tenant. This works out like a trial period. Our goal is to have long-term tenants. We may sign a longer lease after the first year but you would be included in that decision. -
How much security deposit do you charge the tenant?
The standard security deposit is equal to one month rent or more. On occasions of a tenant that we determine might have additional risk, we will increase the security deposit. -
How soon can you start managing my property?
Right away. -
What type of properties do you manage?
Primarily, we focus on single family dwellings. However, our portfolio also includes duplexes and small apartment complexes. Our pricing structure favors owners of property that collect above average rent. We like managing high quality housing. -
What type of reports do I get and how often?
You are sent a Rental Owner Statement every month to your email address. If you choose to receive a paper check, you will also receive the statement with it. You can also check and modify your own reports through the owner portal on our website anytime all year long. -
Who holds the tenant security deposit?
The tenant’s security deposit sits in an escrow account as prescribed by Arkansas real estate law until the tenant vacates the property.
